Lillyhall Business Park - Workington
Lillyhall Business Park has quickly established itself as one of West Cumbria’s high potential employment sites. In 2007 work on the second phase of development at the park started in earnest, with the creation of much needed office space, a factory and a new academy specialising in developing skills in the nuclear sector.
West Lakes Renaissance has provided funding and support which will enable the second wave of projects to proceed and ensure that the new arrivals and the business park in general, reach its full potential.
ENERGUS
The Energus facility will be a world-class centre providing vocational skills and higher education for the nuclear, renewable energy and environmental restoration industries, it will be a dedicated centre of excellence and innovation that provides a range of training, education and business support services, geared to upskill the local workforce to deliver the Britain’s Energy Coast™ vision for West Cumbria.
Construction work began on the 7.3ha cite in March 2007 and is set to be completed in early 2009, ready to take on its first influx of students in September 2009. It will be the Cumbria delivery arm and the North West flagship of the National Skills Academy for Nuclear (NSAN).
As well as providing a core set of courses and activities for the NSAN, Energus will develop services specifically designed to meet the needs of the local supply chain. These services could range from hiring the centre’s world-class conference facilities, through to specifically designed skill based training. Energus will also help deliver engineering courses on behalf of the University of Cumbria – which will also be building a campus on the Lillyhall Business Park site, named the Britain’s Energy Coast™ Campus, to reflect its important role in providing the skills for West Cumbria’s future economic prosperity.
The two storey state-of-the-art building will have around 5,500 sqm of floor space and include engineering and construction workshops, training and meeting rooms, a lecture theatre and a learning resource centre to support distance learning. It will also boast classrooms, laboratories and practical, cutting edge training facilities ranging from test rigs to simulate a control room; an atmospherically sealed room; and video screens that simulate the decommissioning environment. Computer Aided Design and CAM rooms to support employers from across the North West who want to utilise the internet for marketing.

CUMBERLAND PENCIL COMPANY
The Derwent Pencil Company has been one of Keswick’s main employers for over a century. However, the company needed to find new premises to enable it to operate more efficiently and looked to Lillyhall Business Park as the ideal place to locate.
Work on the new 4,000 sqm headquarters, which includes a factory and office space, was completed in early 2008 and was officially opened by HM The Queen during a visit to West Cumbria in June. The company’s 74 staff relocated from Keswick, while a further 40 full time temporary jobs were created during the construction phase.
The factory is located just behind Lillyhall Business Centre and opposite the under construction Energus facility.
WEST CUMBRIA HOUSE
Demand is high for business units and office space at Lillyhall Business Park. West Cumbria House is designed to go some way to meet the popularity of the business park and is expected to create 100 full time jobs, while safeguarding a further 35.
Office accommodation will be offered on ‘easy in and out’ terms to encourage clustering of businesses. Units will be offered on a flexible basis ranging from 250 to 6,000 sqft. West Cumbria House will also offer a three meeting rooms.
West Cumbria House is the second phase of business centre facilities at Lillyhall. The existing Lillyhall Business Centre is located just yards away in Jubilee Road and was fully let within 18 months of completion.
